How to Find an Apartment in Zurich: A Guide for Expats
The Zurich housing market: why it is so hard
With a vacancy rate of around 0.5 percent, Zurich is one of the tightest housing markets in Europe. Attractive listings receive dozens of applications within hours. Searching from abroad without local support is virtually hopeless – viewings and speed decide.
The right portals – and the right timing
Homegate, ImmoScout24 and Flatfox are the leading platforms; Comparis aggregates many listings. Speed is decisive: activate instant alerts and apply within the first hours. For shared flats, wgzimmer.ch is the standard address.
- Homegate.ch & ImmoScout24.ch – the market leaders
- Flatfox.ch – direct contact to property managers
- Comparis.ch – meta search across portals
- Wgzimmer.ch – for interim solutions and flatshares
The application dossier: your most important document
In Zurich, nothing works without a complete application dossier. Property managers decide in minutes – a professionally prepared dossier with a German cover letter lifts you above 90 percent of applicants.
- Debt register extract (Betreibungsauszug, max. 3 months old)
- Employment contract or payslips
- Copy of passport / residence permit
- Personal cover letter in German
Off-market: the invisible apartments
The best apartments never appear online. Outgoing tenants often find their own successors, and managers allocate units through their own networks. This is exactly where a relocation agency has the edge: we hear about properties before they are listed and make the direct introduction.
Temporary housing: the smart bridge
Finding a permanent lease from abroad is nearly impossible. Serviced apartments or furnished short-term rentals for 1–3 months give you time to search on site, attend viewings and decide calmly. We organise both: the interim solution and the permanent home.
Lease and move-in: the final steps
Review the lease carefully: notice periods, utility costs and the handover protocol are classic pitfalls. The rental deposit (up to 3 months' rent) is paid into a blocked account. We accompany the handover and document the condition – protecting you when you move out.
